The short answer

Work backwards from the cash you can retain after the purchase, the down payment required by your lender and a monthly repayment you can carry without relying on future price growth. UAE Central Bank limits are maximum regulatory boundaries; an individual lender may be more conservative.

Separate price from total cash required

The property price is only one part of the initial funding decision. Ask your lender and transaction advisers for a current breakdown of all costs that apply to your case.

Treat approval as property-specific

A pre-approval helps define a range, but valuation and final underwriting can affect the available loan on the chosen property. Keep a contingency rather than allocating all liquid funds to completion.

Stress-test the monthly payment

Compare the payment at the offered rate with a higher-rate scenario, and include service charges, maintenance and periods without rental income where relevant. Do not base affordability on assumed appreciation.

This is a planning framework, not a mortgage recommendation.
